The villa we had originally rented was unavailable due to power issues, so they arranged a different villa for us—one that was much more expensive—at no extra cost. If they do not have reviews for at least two years then use onother place. Common trick in Thailand is to claim the place is sold to goggle to cancel the old listing and start a new one hence the two year check.”

“Me and my husband stayed at Villa Natalia at Koh Samui in March and while the place itself was nice, our check-out on the 15th completely ruined our impression. After returning home, we sent two messages to the company to at least get a response or explanation. We were completely ignored. At check-out, their staff demanded a large Cash payment last-minute, with no prior notice, and refused an immediate bank transfer from our side — while our taxi was already waiting. I was trying to reach the main manager that moment to negotiate bank transfer since when people leave the "vacation country" (which management company new about), they get rid of local money, so we didn't have enough amount in cash that moment with us. Reaching the manager was also unsuccessful. The staff member onsite was rude, unhelpful, and dismissive, ignoring our questions and acting very unprofessionally. We lost about 30 minutes, had to pay taxi driver additionally and almost missed our flight. Worse, there was a suspicious issue with our deposit money (part of money went missing), when the company said if we don't have enough cash with us, we have to give them the deposit which was done in euros. When we raised concern, the employee brushed us off, mumbled in Thai something bad in front of us, turned her back every time we tried to speak and refused to check or clarify anything. Eventually she accepted a lower amount but with clear irritation (which was double suspicious as why would the staff want to cover some client's debts just out of nothing if we were not right and money were not lost?). We felt pressured, rushed, and disrespected. No guest deserves this treatment. The stress, the attitude, the lack of any customer care after check-out — it was all unacceptable. We paid everything, never refused, and expected at least basic respect. A great villa means nothing when the people managing it behave this way. Be careful before booking — we definitely wouldn’t do it again.”
“Warning: Misleading and Potentially Fraudulent Accommodation on Koh Samui (Part of a network with over 80 properties across Koh Samui and Koh Phangan) This property on Koh Samui exhibited significant deficiencies during our stay, as well as practices that raise serious concerns about transparency and potential fraud. Our experience suggests a systematic approach that appears to take advantage of travelers. 1. Contract Issues Upon Arrival Upon arrival, we were presented with a new contract that deviated significantly from the terms listed on Airbnb. It was handed to us by one of the employees representing the host (Alex) and included the following questionable conditions: Deposit or Passport: A 5,000 Baht cash deposit was demanded immediately. Alternatively, we were asked to leave our passport as collateral – an unacceptable and concerning practice. Undisclosed Cleaning Fee: An additional cleaning fee of 3,000 Baht was introduced, despite not being mentioned on Airbnb. Mandatory Check-in Inspection: We were pressured into conducting a full inspection of the property right at check-in, documenting every visible scratch or stain. It was implied that failure to do so could result in high charges or full loss of the deposit. Excessive Electricity Charges: Electricity was billed separately, and we were told to expect charges around 7,000 Baht for one week – far above normal consumption. Guest reviews from previous weeks also reported similar charges, raising strong suspicion of a recurring overcharging scheme. 2. Condition of the Property The actual condition of the unit was far below acceptable standards: Furniture: Many items were broken, unstable, or unusable. Cleanliness: The hygiene level was poor. Bathrooms were dirty, heavily calcified, and in some cases moldy. The bedsheets were stained and did not appear freshly laundered. Limited Usability: We were forced to purchase our own cleaning supplies to make the space at least partially usable. Due to the poor overall condition, we restricted ourselves to using just one bedroom and one bathroom, even though the unit was advertised as having two bedrooms, two bathrooms, and a large living room with open kitchen (see photos). 3. Documentation and Response All incidents were carefully documented with photos, videos, and a copy of the contract. Our passport, which had been temporarily withheld, was only returned after we explicitly threatened legal action that same day. 4. Conclusion This accommodation raised multiple red flags: Hidden or misleading extra charges Contractual changes upon check-in with unacceptable terms Intimidation tactics around damage claims Unacceptable cleanliness and maintenance levels Highly questionable utility billing practices We strongly advise against booking property from this company. The business practices are opaque and potentially illegal. Staying here not only risks your money, but also your rights and personal safety, especially if your travel documents are used as leverage.”
